Melbourne’s most progressive masterplanned community, Woodlea, continues to be crowned as Melbourne’s fastest selling new development, as highlighted by the latest independent research report from the National Land Survey Program (NLSP).
The NLSP research, which was conducted for the first quarter of 2016, found that Woodlea accounted for more than 10.4 per cent of sales across Melbourne’s Western growth corridors, averaging sales of 96 per month - 49 more than its nearest competitor.
Woodlea delivered its sales across a price bracket of $170,000 to $291,000 and between 336sqm and 785sqm, demonstrating the project’s diverse offering and ability to meet the broad market demands.
The news comes as Woodlea recently welcomed its first residents into the community and opened its first stage of amenity offerings including Woodlea’s first neighbourhood park, a substantial 7,000sqm in size, featuring an adventure play space complete with a treehouse, mega slide, flying fox, trampolines, kick-about space, picnic shelters and more.
The community has also welcomed the ‘Go West – Eatery and Tuckshop’ café, the latest venture from Melbourne restauranteur Jason M. Jones, as part of the first stage of amenities, along with the project’s first 7,000 square metre public park complete with treehouse play space, mega slide, flying fox, trampolines and more.
The NLSP is undertaken by one of Australia’s largest independent property market analysts, Charter Keck Cramer, in conjunction with Research4, which monitors the performance of the nation’s major new house and land markets.
The report recorded an average of 930 sales per calendar month in the first quarter, with a median lot price of $209,000 across the western region and a median lot size of 401 square metres.
Woodlea Project Director Matthew Dean said Woodlea’s sales progress had continued to gain momentum since the launch of the project’s first major parkland and key community amenities which demonstrated the joint developers, Victoria Investments and Properties (VIP) and Mirvac’s commitment to the upfront investment in community infrastructure.
“ Woodlea is unique both in its offering and our approach to its development, and our commitment to delivering best-practice amenities was recently supported by the launch of our first 7,000sqm parkland and a fully operational café.
“ We have also recently celebrated the launch of a 37-home display village showcasing 14 of Australia’s leading builders, and we have found that our ability to deliver these amenities in tandem with our first residents moving in has provided us with a point of difference to other land developments, attracting a large quantity of buyers to the development.
“ In the coming years these facilities will be joined by a childcare and early learning centre, a proposed new local town centre which will span 5,700 square metres and include a public square, a supermarket with a number of retail stores and our active open space sports facility which has already commenced construction,” Mr Dean added.
Upon completion Woodlea will feature over 7,000 houses and become the home to up to 20,000 residents, with the $2 billion masterplanned community set to span 711 hectares and 30 per cent of the development dedicated to open space, ensuring every home will sit within 200 metres of a park.
Located 29 kilometres from Melbourne’s CBD, residents will be transported to the city with ease via the nearby Rockbank train station.
An agreement with Bacchus Marsh Grammar is also in place to establish an early childhood and pre-school centre in 2016 and a P-6 primary school is expected to open in 2019.
